New Covenant Amendment Restricts Rentals of Less than Six Months Within HOA 3
In May 2023, more than 70% of HOA 3 homeowners approved an amendment to the Declaration of Covenants, Conditions, and Restrictions to prevent the rental of lots within the community for periods of less than six months . Approved language amendments state that lots within HOA3 may be used for residential dwellings and associated uses only and no lot shall be used for the operation of a rooming house, hostel, hotel, bed and breakfast, or any internet-based short term rental program such as AirBNB, VRBO or HomeAway for periods of less than six months. The HOA 3 management company will monitor all listings and any home violating the new amendment will be potentially subject to a loss of all HOA privileges, fines, and a lien on the violating property. Assessment Payments
2024 Cypress Lakes HOA 3 annual assessment payments of $345.00were due on January 1, 2024. Late fees are assessed beginning March 1, 2024. Visit the Cypress Lakes HOA 2 ComWeb Portal to login and make a payment. Spring Mailbox Refurbishing and Painting
As we head into spring, the HOA will send letters to all members encouraging the refurbishing of mailboxes. The approved paint color for mailboxes in Cypress Lakes HOA 3 is Rust-Oleum gloss enamel #7738 Hunter and the number decals are required to be 2.5 inches in gold on both sides. New Fire Station 11 & SJSO Southwest Operations Center
The Board of County Commissioners approved a $10 million budget for the design and construction of a combined facility for St. Johns County Fire Rescue and St. Johns County Sheriff's Office, to be named Fire Station 11 and Sheriff's Southwest Operations Center. This facility will be located next to the St. Johns Golf Club, with easy access to the State Road 207/I-95 corridor for efficient response times within the area.
